Site Investigation and Overall Environmental Compliance

Walden is working with a developer located in the Hudson Valley who is repurposing a multitude of buildings formerly used as a microelectronics manufacturing facility. During the course of these historic operations, the groundwater beneath the Site was contaminated, and the property was placed on the New York State Department of Environmental Conservation (NYSDEC) Inactive Hazardous Waste Disposal Site registry in 1981. Since purchasing the Site, the developer has been working with the prior owner to ensure the necessary corrective measures continue to be implemented and the requirements of the Interim Site Management Plan (ISMP) are met. Walden has helped to facilitate this compliance while assisting the developer transform an underutilized property to a vibrant commercial and manufacturing hub that is promoting the economic health of the region.

For the last several years, Walden has been assisting a land development company in its efforts to revitalize an under-utilized and largely vacant industrial complex in the Hudson Valley. This Site is classified by the NYSDEC as an Inactive Hazardous Waste Disposal Site due to a groundwater contamination issue encountered in the 1980’s. Therefore, any site modifications and new development plans are subject to a Site Management Plan (SMP). In addition, the facility is subject RCRA permit.  As with any development project, timelines and budgets must be met through proper planning and efficiency. Since Walden has expanded its geographic foot print to the Hudson Valley, its team of engineers, geologists, and scientists are able to rapidly mobilize to the field to conduct the required investigations and oversight required by the SMP while moving the various development projects along.

Through its experienced staff and responsiveness, Walden has turned around multiple work plans, performed site investigations, and submitted notifications and reports to New York State on behalf of the developer. This allows the projects to continue while ensuring the various types of work are completed in accordance with regulations and that the tenant spaces are safe for occupancy. The projects completed by Walden at the Site include construction oversight, Solid Waste Management Unit (SWMU) decommissioning and removal, soil and soil vapor investigations, indoor air quality investigations, State Pollutant Discharge Elimination System (SPDES) permitting, and remedial system design and startup. Walden is currently working with client, the previous Site owner and New York State to update the Site Management Plan (SMP) in order to streamline activities required for site development and represent the developer’s interests.

Since our client purchased this complex, they have facilitated economic growth in the area while providing a home for various commercial and industrial tenants in a convenient location. Walden is excited to be a part of this project and to continue to assist in this development for years to come.
